Where roof appraisals usually stall
- Functional vs. cosmetic damage on metal panels, standing seam and coated roofs.
- Repairability of single-ply, built-up and modified bitumen roofs once hail or wind has hit them.
- Square counts and test areas on large low-slope fields and multi-building properties.
- Storm date and type of loss, when there is more than one event or long-term wear on the same roof.
- Matching and discontinued materials, and what a repair can really tie into.
- Code items, documented against current building codes.
What we look at as umpire
We read both appraisers' estimates and supporting photos first. Then we inspect the roof ourselves when the disputed items need it, using drone inspections and infrared inspections to find water infiltration where moisture is in question. We decide only the items the two appraisers couldn't resolve, and we explain each decision in writing so both sides can see how we got there.
What helps us move quickly
- Both appraisers' estimates and photo reports
- The list of items still in dispute
- Roof plans, prior reports or repair records, if anyone has them
- The claimed storm date of loss and type of loss
- Site access contacts
Roofs we umpire and appraise
TPO, PVC, EPDM, built-up, granulated modified bitumen, spray foam, acrylic, silicone and urethane coatings, every metal profile, and steep-slope roofs including tile, slate and shingles. See roof systems.
Where we take assignments
Jobs of any size in Texas and Oklahoma, including all of Dallas–Fort Worth. Outside Texas and Oklahoma, large-loss assignments only.
Neutral on every file
We take umpire and appraiser work for policyholders and carriers alike. We don't negotiate or settle claims for anyone, and we don't give legal or coverage opinions.
