Commercial Roof Condition and Age Assessments

A condition report tells you what roof you have, what shape it's in, roughly how much life it has left, and what to do next: repair, restore, recover or replace. We write them for property managers, facility managers, owners and carriers, from a single building to a campus.

What the report covers

  • Roof system, layers and attachment, with core cuts where the owner approves them
  • Membrane, seams, flashings, parapets, edge metal, drains, scuppers and curbs
  • Rooftop equipment and penetrations, ponding and drainage
  • Signs of hail, wind and other storm damage, documented separately from age-related wear
  • An age and remaining-life opinion, with the evidence it's based on
  • Prioritized repairs and options: repair, coating restoration, recover or replacement
  • Photos keyed to a roof plan

Add-ons

Infrared moisture scans find wet insulation you can't see from the surface. Drone photos give an overall view and document roofs that are hard to walk.

Portfolios and campuses

Blake Snow has done roof consulting and large-loss consulting on commercial, institutional and government facilities, on projects up to about 5,000,000 square feet. For multi-building portfolios we use one report format across every roof, so you can rank them and plan capital spending year by year.

Who we work for: Blake consults for insurance carriers and for building owners, and takes appraisal and umpire assignments for carriers and policyholders on large commercial, institutional and multi-building losses, available nationwide. In Texas and Oklahoma, Blake takes consulting projects of any size, including residential appraisal and umpire work. See Texas and Oklahoma.

Ask about a consulting engagement or call (817) 733-9228. Tell us the property type, roof size and what decision you need to make, and we'll tell you what kind of report fits.

Frequently asked questions

How is a condition assessment different from a free roof inspection?

A contractor's free inspection is usually the first step toward a repair or replacement quote. A condition assessment is a written consulting report you can use for budgeting, a purchase, a dispute or a capital plan, whoever ends up doing the work.

Can you estimate how old a roof is?

We give an age and remaining-life opinion based on the system, materials, manufacturer markings, records and condition, and we explain the basis for it.

Do you cut cores?

Only with the owner's approval, and the core holes are patched.
