Roof Appraiser & Umpire in Dallas–Fort Worth
When an owner and a carrier agree a roof was damaged but can't agree on the amount, the appraisal clause gives both sides a way to settle the number without a lawsuit. Snow Consulting brings a roof-first point of view to that process across the Dallas–Fort Worth metroplex.
Why a roof specialist matters in appraisal
Most appraisal disputes on commercial property come down to the roof: how many squares were damaged, whether hail marks are functional or cosmetic, whether a system can be repaired or must be replaced, and what that work actually costs. Blake Snow has over 30 years on roofs and has worked thousands of consulting jobs, and he is listed with the IAUA as a certified appraiser and umpire under the name "Marcus Snow."
How the appraisal clause works (in plain terms)
- Either party makes a written demand for appraisal under the policy.
- Each side names its own appraiser.
- The two appraisers pick an umpire, or ask a court to name one if they can't agree.
- The appraisers try to agree on the amount of loss. Anything they can't agree on goes to the umpire.
- A written award signed by any two of the three sets the amount.
Policy wording varies, so the exact steps and deadlines are in your policy. Appraisal decides the amount of loss; coverage questions are usually outside it. See roof appraisal in Texas, step by step.
Serving as appraiser
When engaged as an appraiser, we inspect the roof, document what we find with photos, drone inspections and infrared inspections to find water infiltration, note the storm date of loss and type of loss (hail, wind, etc.), document conditions against current building codes, and write a line-item scope and estimate, all delivered in a full, detailed written report plus a digital photo report documenting all damage, and work with the other appraiser toward an agreed amount.
Serving as umpire
As umpire, we stay neutral. We review both appraisers' positions, inspect the roof ourselves when needed, and decide only the items they can't resolve. Appraisers can see what to send a roof-focused umpire.

FAQ
Can I use appraisal for any roof claim?
Only if your policy has an appraisal clause and the dispute is about the amount of loss. Read your policy or ask your attorney.
Do you only handle large roofs?
No. We take jobs of any size in Texas and Oklahoma, including all of Dallas–Fort Worth, and that includes residential roofs of any size. Outside Texas and Oklahoma, we take large-loss assignments only. Every case is reviewed before we take it.
How long does appraisal take?
It depends on the size of the loss and how quickly the appraisers agree. We don't publish an average.
Can you be my umpire?
Yes, if both appraisers agree to select us, or a court appoints us.
