After a fire
We document heat damage to the membrane, insulation and deck, openings and vent cuts made during firefighting, and water from the fire response that got into the building. The report separates fire-related roof damage from the roof's condition before the fire.
After a lightning strike
We look for the entry and exit points of the strike, burn-through on membranes and metal panels, and damage to rooftop equipment, curbs and penetrations. Then we separate strike damage from ordinary wear on the same roof.
After flood or water intrusion
Water inside a building doesn't always come from the roof. We separate wind-driven rain and roof leaks from rising water, using infrared inspections to find water infiltration and to map wet insulation, and we follow water along roof edges, walls and flashings.
