What's in Our Roof Inspection Reports

Blake has inspected and written reports on thousands of roofs. A good report lets someone who never climbed the roof understand what is up there and why the conclusions follow.

A typical report includes

  • Scope of the assignment and the questions asked
  • Roof age and overall condition
  • Roof system type and estimated remaining life
  • Roof deck and building structure as observed
  • Every AC unit and roof penetration, located on the roof plan
  • Full roof specifications: layers, insulation, cover board, covering, attachment, flashings, edge metal
  • Storm-date evidence and damage tied to specific sections
  • Labeled photos, including photos of water infiltration and their locations
  • Infrared and drone inspection results and core cuts, when performed
  • Findings separating legitimate storm damage from wear, prior repairs and installation defects
  • Repair, restore or replace options and scope, with the reasoning written out

What we don't include

  • Coverage or legal opinions
  • Engineering opinions or sealed calculations
  • Client names or other clients' reports
